Contact agent via WhatsApp
Diaspora-friendly agents respond in English and accept international calls. Use the WhatsApp button on any listing.
Request a virtual tour
Ask for a video walkthrough or 360° tour. Agents typically deliver within 24 hours.
Hire a local lawyer
Have an Ethiopian property lawyer verify the title deed (Karta) and clear any ownership disputes before paying.
Power of attorney (if remote)
If you cannot travel, grant power of attorney to a trusted relative or your lawyer to sign on your behalf.
International bank transfer
Use SWIFT wire transfer through CBE, Awash Bank, or Bank of Abyssinia. Save the bank reference for tax records.
Lease certificate registration
Register the property at your municipality (Sub-City office) — your lawyer handles this in 1–2 weeks.
Property handover
Final inspection, key collection, utility transfer. Your agent is present to facilitate the handover.
Legal guide
Can foreigners own property in Ethiopia?+
Land in Ethiopia belongs to the state; homes sit on land held under a lease or older holding rights. Ethiopian citizens can buy homes. Foreign nationals of Ethiopian origin with the Ethiopian-origin ID (“Yellow Card”) are generally treated like citizens when buying a home; other foreign nationals generally cannot buy residential property. Ethiopia does not recognise dual citizenship. Confirm your own case with a lawyer.
What documents do I need as diaspora?+
Your Ethiopian ID or passport, or your Ethiopian-origin ID; a power of attorney if you won't be in Addis (see below); proof of funds through a bank; and the seller's title deed (karta) and ID for your lawyer to check.
How do I buy without travelling? (power of attorney)+
1) Write a power of attorney naming one person you trust and exactly what they may do (view, negotiate, sign, pay, register) and for how long. 2) Sign and authenticate it at the Ethiopian embassy or consulate where you live — or before a local notary, then legalise it as the embassy advises. 3) Your representative registers it with the Documents Authentication and Registration office in Addis before using it. 4) Keep it narrow, and revoke it in writing once the purchase is done.
How do I send the money?+
Only through the formal banking system — a SWIFT transfer to an Ethiopian bank or a licensed money-transfer service — and keep every receipt: the bank record is your proof of payment when the sale is registered and if you later need to move money out. Informal hawala is illegal for this and leaves you with no proof. Ethiopia's foreign-exchange rules changed in 2024 — ask your bank which account to use (some developers accept foreign currency).
What taxes and fees apply?+
Registration/transfer fees and taxes are paid when the sale is registered, and owners pay annual property and land-lease charges. Rates depend on the property and sub-city and change over time — get current figures from your lawyer or the sub-city land office before you agree a price.
Can I view a home by video?+
Yes. On any listing tap “Request a viewing” and choose “Video call” — the agent walks you through it live. Before you send money, have someone you trust (or your lawyer) see the home and the title deed in person.
