Terms of Use

These Terms of Use govern your use of AddisRealty (addisrealty.app and the AddisRealty mobile app), operated by Addis Digital Ventures, located at Bole Sub-City, Addis Ababa, Ethiopia. By accessing or using the platform you agree to these terms. If you do not agree, do not use the platform.

1. What AddisRealty is

AddisRealty is an information marketplace. We publish property listings submitted by verified agents and individual sellers, and we connect buyers/renters with those agents. We are not a real-estate broker. We do not own the properties listed, we do not represent the seller or the buyer, and we are not a party to any rental or sale transaction. The actual contract is always between you and the listing party.

2. Land tenure & "ownership"

Per Ethiopian law, all urban land is state-owned. What is bought and sold on AddisRealty are leasehold rights over land plus the buildings on it, not freehold title. Listings are labelled accordingly and you are responsible for confirming the lease term and registering any transfer at the appropriate Woreda/Kebele office.

3. Eligibility & account responsibility

You must be at least 18 to use AddisRealty. You are responsible for keeping your account credentials secure and for everything that happens under your account. If you sign in via Google or phone OTP, you agree those providers' own terms apply to that sign-in.

4. Listings (agents and sellers)

If you publish a listing on AddisRealty you confirm that:

  • You have the right to market the property β€” directly or under written authorisation from the owner.
  • The price, area, location, photos, and amenities you publish are accurate at the time of publication.
  • You hold a valid Ethiopian real-estate license number where the law requires one.
  • You consent to AddisRealty verifying your license and Kebele ID before marking the listing live.

AddisRealty may, at its discretion, edit, hide, or remove any listing that violates these terms, contains inaccurate information, duplicates an existing listing, or is the subject of a legitimate complaint.

5. Buyer / renter conduct

  • Use the platform only for genuine property search.
  • Do not scrape listings or harvest agent contact details for unsolicited marketing.
  • Do not harass agents β€” contact requests must relate to the listing in question.
  • If something looks like a scam, report it from the listing page or by emailing invest@addisdigital.et.

6. No warranty on listings

AddisRealty performs basic verification on agents and listings, but we cannot guarantee that every published price, photo, or availability is current. Always do your own due diligence before signing a lease, paying a deposit, or wiring money. Never pay any sum to AddisRealty β€” payments must always be made directly to the seller, landlord, or bank involved in your transaction.

7. Mortgage information

The mortgage calculator and bank-comparison tool on /mortgage are provided for informational purposes. The interest rates, terms, and eligibility rules shown are the ones banks publish but they may change without notice. AddisRealty does not approve loans or guarantee approval. Final rates and terms are decided by the lending bank.

8. Fees

Searching listings on AddisRealty is free for buyers and renters. Verified agents may have separate paid plans for premium placement; those plans are governed by their own agreement at the time of subscription.

9. Intellectual property

The AddisRealty wordmark, logo, and product design are owned by Addis Digital Ventures. Listing photos and descriptions remain the property of the agent or seller who uploaded them; by uploading you grant AddisRealty a non-exclusive licence to host, display, and resize them on the platform.

10. Prohibited content

You may not post or transmit through AddisRealty any:

  • Misleading prices, fake listings, or properties you don't have authority to market.
  • Discriminatory restrictions on tenants based on ethnicity, religion, gender, or origin.
  • Hateful, harassing, or unlawful content.
  • Malware, spam, or attempts to disrupt the service.

11. Limitation of liability

To the maximum extent permitted by Ethiopian law, AddisRealty and Addis Digital Ventures are not liable for any indirect or consequential damages arising from your use of the platform β€” including failed transactions, lost deposits, or disputes with an agent or counterparty. Our maximum aggregate liability for any claim arising from your use of AddisRealty is limited to ETB 5,000.

12. Termination

We may suspend or close any account that violates these terms, with notice where reasonable. You may close your account at any time from the dashboard or by emailing us β€” see the Privacy Policy for what happens to your data after deletion.

13. Changes

These terms may be updated as the platform evolves. Material changes will be announced on the homepage and (for registered users) by SMS or email at least 7 days before they take effect. Continued use after the effective date counts as acceptance.

14. Governing law & disputes

These terms are governed by the laws of the Federal Democratic Republic of Ethiopia. Any dispute will be resolved by good-faith negotiation first; failing that, by the competent courts of Addis Ababa.
